What Existing Home Sales measures.

The number of previously owned homes sold, in millions at a seasonally adjusted annual rate, from the National Association of Realtors. It counts closings, so it reflects contracts signed a month or two earlier.

Existing homes are the large majority of U.S. home sales, so this is the main read on housing turnover. Low readings mean few people are moving, often because high mortgage rates keep owners with cheap loans in place.

Why it matters.

Falling home sales signal cooling demand for housing, which can mean less pressure on prices and lower urgency if you're thinking about buying. A weak resale market also reflects how mortgage rates and affordability are still weighing on buyers' decisions.
